Terms of Service
These terms apply to direct accommodation bookings made through Seaboard Stays or the Seaboard Stays website. They are intended to make booking, payment and stay conditions clear before a reservation is confirmed.

1. About Seaboard Stays
Seaboard Stays (Pty) Ltd provides short-term accommodation booking and property management services in Cape Town, South Africa. Seaboard Stays may act as the manager or authorised booking agent for properties owned by third-party property owners.
These terms apply to bookings made directly with Seaboard Stays. If you book through a third-party platform such as Airbnb or Booking.com, that platform's applicable booking and payment terms may also apply.
2. Booking requests and confirmation
A booking enquiry or request is not a confirmed reservation until Seaboard Stays has accepted it and the payment required at that stage has been received or otherwise agreed in writing.
Guests must provide accurate booking information, including guest numbers and contact details. Occupancy may not exceed the maximum permitted for the property.
3. Prices and payment
Unless stated otherwise, prices are shown in South African Rand (ZAR). The total booking value shown at the time of booking includes the accommodation amount and any applicable fees displayed in the booking quote.
For stays where check-in is more than 30 days away, 50% of the total booking value is due on acceptance and the remaining balance is due 7 days before check-in. If check-in is 30 days or less away, full payment is due on acceptance.
Where online card payment is offered, payment may be processed by a third-party payment service provider. Seaboard Stays does not receive or store full card details.
4. Cancellation and refunds
Direct bookings are subject to the Seaboard Stays Cancellation & Refund Policy.
Cancel 30 or more days before check-in: 50% of the total booking value is refunded. Cancellations within 30 days of check-in are non-refundable.
Refunds approved under the policy will be returned to the original payment method where reasonably possible. Processing time may depend on the payment provider and the guest's bank.
5. Guest responsibilities and house rules
Guests are responsible for treating the property, its contents, neighbours and building rules with reasonable care and respect. Guests must comply with property-specific house rules and any lawful building or estate rules communicated before or during the stay.
The booking guest is responsible for the conduct of all members of their group and for loss or damage caused by the group beyond ordinary wear and tear.
Properties may not be used for unlawful activity, unauthorised events or purposes materially different from those disclosed when booking.
6. Check-in, check-out and access
Check-in, check-out and access instructions are provided for each booking. Guests must follow the communicated access process and return keys, remotes or access devices as instructed.
Requests for early check-in or late check-out are subject to availability and are not guaranteed unless confirmed by Seaboard Stays.
7. Property availability and changes
Seaboard Stays takes reasonable steps to ensure confirmed accommodation is available as booked. If Seaboard Stays is unable to provide a confirmed stay because the property becomes unavailable for reasons outside the guest's control, Seaboard Stays may offer a suitable alternative or refund amounts paid for the affected booking.
8. Website information
We aim to keep property descriptions, photographs, pricing and availability accurate. Minor changes to furnishings, amenities or presentation may occur over time. Website content may not be copied or commercially reused without permission.
9. Privacy
Personal information is handled in accordance with our Privacy & POPIA Policy. Information required to process a booking may be shared with service providers where reasonably necessary to provide the stay or process payment.
10. Liability and applicable law
Nothing in these terms excludes or limits any right or liability that cannot lawfully be excluded under South African law. Guests remain responsible for their personal belongings and for using property facilities with reasonable care.
These terms are governed by the laws of the Republic of South Africa.
